SCA (NZ) Reform Webinar 9 May 2024 Changes

As significant contributors to the development of the Act since its inception, SCA (NZ) is excited to invite you to join us for a webinar, where we will provide a recap of the forthcoming shifts to the Unit Titles landscape in New Zealand.


From 9 May 2024, there are requirements for the final phase of the recent Unit Titles (Strengthening Body Corporate Governance and Other Matters) Amendment Act 2022.

This webinar is particularly suitable for strata management professionals and their staff, self managed bodies corporate and others interested and invested in the sector.

The webinar will provide valuable information to ensure that managers and bodies corporate are prepared and are operating in a compliant manner.

  • Ensuring there is adequate planning of long-term maintenance projects with the requirement to have a Long-Term Maintenance Plan and the need to establish a Long Term Maintenance Fund (LTM Fund).
  • Where there is an existing contract between a body corporate and a body corporate manager, it must be updated to include the new terms required in a contract around the role and function of a body corporate manager.
  • Unit owners will be able to vote electronically before a body corporate meeting. This could include online forms of voting.
  • As the unit titles regulator, the Ministry of Business, Innovation and Employment (MBIE) will be able to use 6 new enforcement measures including monitoring and assessing compliance by bodies corporate and body corporate managers with the Unit Titles Act.
  • A scale for legal costs for unit title disputes, establishing principles and rules for determining reasonable legal costs in the Tenancy Tribunal.
