This session will provide attendees with the basic understanding required to read and interpret strata plans. Through practical activities, attendees will interpret strata plans and identify lot and common property boundaries. Identifying boundaries is crucial for strata managers to establish the responsibility of repairs and maintenance in a strata scheme. Strata by-laws then will be explored to determine how one is developed, the criteria for them to be valid and enforceable, and how they are enforced. In this session, complex strata plans are used as case studies to learn how to recognise complicated lot boundaries to determine the responsibility of building/asset repairs and maintenance. Vacant Lot Strata is examined to highlight the issues they pose, and the difficulties associated to managing one.
A briefing of some recent State Administrative decisions dealing with strata plans and lots will be delivered.
